A unique opportunity is available for an experienced Transaction Lead to play a key role in delivering a major, high-profile infrastructure development in Queensland as part of the 2032 Games program.

This is a hands-on, deal-focused role responsible for leading a complex, multi-party transaction end-to-end, from market engagement through to commercial negotiation and contract close, working at the interface of government and private sector delivery.

You will be responsible for structuring, driving and closing the transaction, balancing commercial outcomes with broader government objectives in a tightly governed, high-profile environment.

Working alongside a dedicated project team and external financial, commercial and legal advisors, you will play a critical role in progressing a major precinct-scale development through a structured, multi-phase transaction process.


The Role:
In this role, you will take ownership of the end to end transaction process, including deal structuring, market engagement, commercial negotiations and progression to contract.

Key responsibilities include:

  • Leading the development and implementation of transaction strategy across a multi-phase, interactive process
  • Driving commercial negotiations and establishing key commercial principles including cost, funding and risk allocation
  • Managing and facilitating workshops with private sector proponents across design, cost, risk and delivery outcomes
  • Overseeing the evaluation of proposals including feasibility, cost estimates, funding requirements, delivery programs and risk allocation
  • Leading the development of recommendations to support governance and Government decision-making
  • Overseeing the development and execution of legal agreements to formalise the transaction
  • Providing strategic advice to senior stakeholders on transaction progress, risks and negotiation strategy
  • Representing the State in meetings, negotiations and briefings with proponents, advisors and senior Government stakeholders
  • Collaborating across multiple government agencies to ensure alignment with broader program and policy requirements
  • Preparing high-quality briefings for senior executives and Ministerial consideration


About You:
You are a senior, hands-on transaction professional with demonstrated experience leading complex, multi-party government transactions through market process and contract or financial close.

You bring proven capability operating in high-pressure environments with tight timeframes, strong probity requirements and significant stakeholder complexity.


Core experience we are seeking:

  • Demonstrated experience leading end-to-end transactions from market engagement through to contract or financial close
  • Experience operating in government or highly regulated environments, with strong governance and probity frameworks
  • Background across property and/or infrastructure transactions, ideally on precinct-scale or multi-asset developments
  • Proven ability to manage competing stakeholder priorities and navigate complex commercial, risk and funding trade-offs


Highly regarded experience:

  • Government-side transaction lead or deputy lead experience
  • Experience in PPP, structured transactions, or complex government procurement processes
  • Delivery of major, mixed-use or residential developments and/or public infrastructure


Experience working on:

  • Athletes villages, games infrastructure or event-led precincts
  • Large residential-led regeneration projects with legacy use requirements
  • State-facilitated developments involving both private and public counterparties


Commercial capability:

Strong commercial judgement with the ability to:
  • interrogate financial models, cost plans and development assumptions
  • challenge proponents and advisors on inconsistencies, costs and risk allocation
  • translate technical advice into clear executive-level recommendations


Personal attributes:

  • Ability to synthesise incomplete information into clear options and recommendations
  • Proven ability to drive transactions independently and maintain momentum
  • Comfortable managing high volumes of RFIs, tight deadlines and senior stakeholder expectations
  • Strong focus on process integrity, governance and assurance
  • Ability to build trust with senior executives through sound judgement and clear communication
  • Strong written capability, including preparation of executive and Ministerial briefings

This role is best suited to candidates who have acted as a transaction lead or deputy lead on comparable deals, and can clearly demonstrate the decisions they have owned and the trade-offs they have managed.


Qualifications:
Relevant tertiary qualifications in a built environment discipline, property economics, urban planning, construction or real estate strategy will be highly regarded.
